1. The parties and the stay

This agreement is between the person making the booking ("the guest") and the owner of Elma Resort ("the host"). The dates, number of guests and price are the ones shown in the booking confirmation and receipt.

This is a short-term vacation rental. It does not create a residential lease or tenancy rights.

2. Payment, taxes and cancellation

The total, including the cleaning fee, any optional fees and Florida taxes, is charged when the booking is confirmed.

The Moderate cancellation policy applies: Full refund up to 5 days before check-in. After that, the first night isn't refunded and the other nights are refunded 50%. The exact policy, with its dates, is shown at checkout and on the trip page.

3. House rules

The guest agrees to follow these rules and to make sure their group does too:

• ### Convivencia y cuidado de la propiedad

• No está permitido fumar dentro de la casa.

• Respeta el horario de silencio indicado en tu reserva y mantén la música y las conversaciones a un volumen moderado.

• Cuida los muebles, equipos y áreas exteriores. Avísanos cuanto antes si ocurre algún daño o encuentras algún problema.

• Al salir, asegúrate de que todas las puertas queden cerradas con seguro.

• ### Seguridad junto al agua

• **El patio tiene acceso directo al agua y no cuenta con una barrera de protección junto al muro de la orilla.**

• Los menores de 16 años y las mascotas deben estar supervisados en el patio y alrededor del spa.

• Utiliza las áreas junto al agua con precaución.

• ### Uso del spa

• Sigue las instrucciones disponibles en la sala, debajo del televisor.

• Mantén la cubierta cerrada cuando el spa no esté en uso para conservar la temperatura y evitar que entren residuos.

• Utiliza únicamente vasos de plástico. No se permite vidrio dentro del spa ni en sus alrededores.

• Antes de finalizar tu estancia, ajusta la temperatura a **83 °F (aproximadamente 28 °C)** después de usarlo por última vez.

• ### Kayaks y equipo

• Consulta las instrucciones para poner los kayaks en el agua, disponibles debajo del televisor de la sala.

• Usa un chaleco salvavidas al salir en kayak. Los chalecos están en el contenedor junto al soporte de los kayaks.

• Después de usarlos, devuelve los kayaks y los remos a sus soportes y guarda los chalecos en el contenedor.

• ### Basura y reciclaje

• Deposita la basura y los materiales reciclables en los contenedores exteriores correspondientes.

• La recogida de basura es los **miércoles y sábados**. Si tu estancia coincide con esos días, agradecemos que saques los contenedores al borde de la calle la noche anterior.

• ### Antes de salir

• Lleva la basura y el reciclaje a los contenedores exteriores.

• Reúne los platos y utensilios usados y déjalos en el fregadero o en el área de la cocina.

• Guarda el equipo de kayak que hayas utilizado y deja cubierta la superficie del spa.

• Cierra todas las puertas con seguro. Nuestro equipo se encargará del resto.

• Check-in after 4 PM. Check-out by 11 AM.

• Up to 10 guests (infants don't count). Only the people included in the booking may stay.

• Up to 2 pets, with a $20.00 fee per stay, included in the booking.

4. Safety

The home is on the water and there is no protective barrier along the seawall. Children under 16 and pets must be supervised in the backyard, dock and spa areas.

Use of the spa, kayaks, dock and fire pit is at the guest's own risk. Life jackets are provided and must be worn on the kayaks.

No glass in or around the spa.

5. Damage

The guest is responsible for damage to the home, furniture and equipment caused during the stay by the guest, their group or their pets, beyond normal wear and tear. The host will send an itemized invoice with photos, and the guest agrees to pay it.

6. Breaking the rules

If the rules are seriously broken (for example, more people than allowed, parties, or smoking inside), the host may end the stay without a refund.

The host may enter the home with reasonable notice for repairs, or without notice in an emergency.

7. Liability

The host isn't responsible for lost personal belongings or for interruptions of services outside the host's control (power, water, internet, weather). If the home can't be used for reasons that aren't the guest's fault, the host will refund the nights not used.

8. Governing law and acceptance

This agreement is governed by the laws of the State of Florida.

By checking the acceptance box and paying, the guest accepts this agreement electronically. Version 2026-10-05.
